I just bought my home. Why am I receiving a front foot benefit assessment bill?

Front foot benefit assessments are primarily located in the Mid-Atlantic region and if this is your first time buying a home, we understand why this assessment may be confusing to first-time homebuyers.

Front foot benefit assessments are annual assessments that are designed to reimburse the developer of a community for the costs incurred to install the water and sewer infrastructure necessary to connect the community to the public water and sewer system. These annual assessments last between 20 to 40 years and are governed by a document called a Declaration of Water and Sewer Charges recorded in local county land records.

These assessments attach to the property and not the homeowner, so when a property is sold, responsibility for future assessments transfer to the new homeowner.
